Should You Rent or Buy? CNNMoney says BUY!


Are you struggling to decide whether you should rent or buy a home? Well, according to CNNMoney, the very clear answer in today’s market is that buying a home is more affordable than renting. In fact, in nearly all of the top 100 housing markets (save Honolulu and San Francisco) it is more affordable to buy a home than to rent. Home prices are falling while mortgage interest rates are low and rents are on the rise.

Ken H. Johnson, a professor of real estate at Florida International, believes home prices nationally have bottomed.

“The ship has turned,” he said. “Markets should slowly start to recover. Housing will return to its traditional role of a safety investment.”

HGTV s House Hunters Documents Ebby Associate and Clients


Ebby Halliday agent, Cindy Solice, recently took on the challenge of representing engaged clients Lindsay and Dayne in the search for their first home together. This unique couple presented a common challenge as they struggled to find an aesthetic to fit both of their tastes. Lindsay is drawn to traditional homes while Dayne prefers a more contemporary style. Their conflicting styles created the perfect formula for s the HGTV show, “House Hunters”. So, the cameras followed Lindsay and Dayne around as Cindy faced the challenge by showing the couple a variety of homes.

In the end, the couple settled on a transitional home, a 70s ranch-style house in North Dallas with formal living and dining areas to satifsy Lindsay, yet tall ceilings and an open feeling for Dayne’s taste. A job well done by Cindy, and we hope Lindsay and Dayne enjoy their new home!

Given our previous blog entry highlighting a story from The Dallas Morning News about low home inventory in North Texas, we wanted to share this. Homes are selling – and they are selling fast!

Sales at the Ebby Halliday Companies have increased dramatically for 2012.

The sales volume of properties placed under contract during February 2012 was $402 million – that’s a 28% increase over 2011.

And, as of March 15, 2012, total company-wide pending sales exceeded $580 million.

What a fine testament to the continuing hard work and professionalism of all the Ebby Halliday Companies’ Associates!

WANTED: Homes To Sell


There’s no doubt that the spring real estate market has arrived. We’ve heard countless stories from our Associates who say they are running out of inventory – homes are selling and they are selling fast!

Yesterday’s Dallas Morning News reported that overall the number of pre-owned homes for sale in North Texas is at its lowest level in more than a decade. Many neighborhoods have about a four-month supply of homes. A six-month supply is considered a balanced market. Ebby Associate Lydia Player is quoted:

Inventory is way down, and our showings are up and pending sales are way up. Even houses that have been sitting on the market for more than 200 days are getting more showings. Investors are really scrambling because they realize the market has bottomed out and this is the time to buy.

The tightest home markets in North Texas right now are in the suburbs: Grapevine with a 2.5-month supply, and Bedford and Frisco each with a three-month supply. Even the Park Cities, where higher prices usually mean longer selling time, only has a five-month supply of houses for sale.
