Sale Prices Rise and Days on Market Decrease at the Ebby Halliday Companies

The Ebby Halliday Companies’ sales associates continue to lead the Dallas/Fort Worth and North Texas housing recovery!

The Dallas Morning News reported on May 30 that the Standard & Poor’s/Case-Shiller Housing Price Index showed an increase in Dallas area home prices of 1.5% in March over March 2011, reflecting an improving housing market.

This year, at the Ebby Halliday Companies the average price of homes sold has increased from $265,978 in January to $318,539 in May – an increase of more than 19% in just 5 months. At the same time, average days-on-market for Ebby sales fell from 92 to 71.

Rising sale prices and significantly shorter marketing times are both strong indicators that a housing recovery is already well underway at the Ebby Halliday Companies!

Positive Signs Continue for North Texas Housing Market


Today s Dallas Morning News reports Dallas-area home prices were up for the first time in more than 18 months. Real estate editor Steve Brown writes in today s Morning News that Dallas prices rose 1.5 percent in March from a year ago, according to Standard & Poor s/Case-Shiller Home Price Index.

Dallas was one of seven U.S. markets in the closely watched monthly survey that saw year-over-year price gains. The other markets are Charlotte, Denver, Detroit, Miami, Minneapolis and Phoenix.

In addition, Brown reports, preowned home sales prices in North Texas are up 6 percent so far this year compared to the same period of 2011 and preowned home sales were up 14 percent in the first four months of the year.

All of this confirms what Ebby agents across North Texas have been telling us for some time now: There has never been a better time to buy or sell a home in Dallas-Fort Worth.

DSO Kicks Off Free Outdoor Performances


The Ebby Halliday Companies are proud sponsors of the Dallas Symphony Orchestra s 2012 Community Concert Series. The series kicks off today, May 23, with a concert at Paul Quinn College. The series includes four concerts in different Dallas parks, including the popular patriotic celebration at Flagpole Hill on Memorial Day. Ebby s 2011 Top Associates Share Market Insight


The top six Sales Associates for Ebby Halliday, REALTORS in 2011 sold a combined 505 homes last year for a sales volume of almost $251 million.

These six individuals, Cindy O Gorman, Paulette Greene, Martha Morguloff, Danna Morguloff-Hayden, Dee Evans and Kathy Lakatta, and their office managers were guests of honor at the annual President s Luncheon hosted by Company President & CEO Mary Frances Burleson along with Founder & Chairman of the Board Ebby Halliday, Chief Financial Officer Ron Burgert and Executive Vice President & Director of Sales Offices Betty Misko.

The luncheon, recently held at the newly renovated Dallas Country Club in Highland Park, served as a valuable opportunity for these top Associates to join together and share their insights into the current North Texas real estate market. The overriding theme of the conversation at the luncheon was the increasing strength of the local market.

Cindy O Gorman, 2011 Companywide Top Group, The O Gorman Group, Preston Keller Office:

The local real estate market has changed quite a bit since the first of the year, O Gorman says. Activity and demand is much higher in all price points. We have great interest rates and prices are very attractive. Those who don t buy now will likely be sorry later.

Paulette Greene, 2011 Companywide Top Group Runner up, The Paulette Greene Group, Frisco Office:

I am seeing a shortage of inventory in all price points — and I am seeing prices rising, Greene says. These two indicators taken together are creating a shift in the market that will lead to a seller s market.

Martha Morguloff & Danna Morguloff-Hayden, 2011 Companywide Top Team, Preston Keller Office:

We are experiencing a terrific resurgence of activity in the buying market. I am very optimistic about this market, Morguloff says. Adds teammate and daughter Danna Morguloff-Hayden, Interest rates are so favorable right now. Buyers in the Dallas-Fort Worth area are really getting a lot of amenities for their money.

Dee Evans, 2011 Companywide Top Individual, Rockwall Office:

I am seeing more buyers than I have seen in 2 ½ years, including buyers from Florida, Georgia, Alabama, Tennessee, North Carolina and Arizona, Ms. Evans says. Lending money has loosened up and interest rates are very favorable.

Kathy Lakatta, 2011 Companywide Top Individual Runner Up, Mansfield Office:

Buyers are feeling much more comfortable. There are a lot more people out and about this spring who are ready to buy, Lakatta says. I ve had multiple offers on three newly listed properties in the past two weeks alone. It s going to be an amazing year.
