Today we’ve got some very welcome news for buyers in the market for a North Texas home: Housing inventory in Dallas and Fort Worth jumped 18% and 15% in February in anticipation of the so-called “traditional homebuying season,” according to the new Realtor’s National Housing Trend Report.
“If this trend continues, buyers should have a better selection of homes in the spring and summer months,” according to Steve Berkowitz, CEO of Move.
“Inventory is up for two reasons,” Berkowitz says. “First, this is the time of year when sellers list their homes for the spring buying season. Second, inventories are growing faster than normal right now in response to widespread median list price increases.”

Baseball season is officially back in Texas! Today the Rangers take on the Philadelphia Phillies at 2:05 p.m. in Globe Life Park and kick off their 2014 season. The return of baseball is the ultimate sign that spring is back in full swing, and we couldn’t be more excited for the future weekends spent cheering on our team!
There have been some big developments for the ballpark leading up to the new season. It was officially named Globe Life Park in Arlington after a few years with no official name and there have been some noteworthy new additions to the food and drink menus for fans.

New Food for Rangers Fans: The opening series for the 2014 season of Texas Rangers baseball is Monday, March 31 through Wednesday, April 2, during which the Rangers will take on the Philadelphia Phillies. This new season is bound to be an exciting one, but so is the food that fans will be able to indulge in during the season. New to the menu is Bacon on a Stick, which will run you $7 for a maple glazed dipped strip of bacon on a stick. Also new is the Choomongous, named for outfielder Shin-Soo Choo. It’s a two-foot-long barbecue sandwich served with spicy slaw and Sriracha mayo. 16-ounce cups of Frozen Beer are new to the list as well, helping fans beat the heat for just $7.75 a cup.
City Council member Dwaine Caraway has been pushing for a year to implement a new ordinance that he hopes will regulate the use of plastic bags in Dallas. This morning, by a vote of 8 to 6, the Dallas City Council passed this “environment fee ordinance,” which bans single use carryout bags at all city facilities and events while still allowing retailers to use plastic and paper bags.
If this vote passes through at the state level, customers will be charged an “environment fee” of five cents per bag, of which retailers will only be able to keep 10 percent. If retailers want to continue the use of plastic and paper bags they will have to register with the city in order to keep track of the number of bags sold.
The city says the money raised form the bag fees will go toward helping funding enforcement and education efforts.

There are many things to take into consideration before you invest in a vacation home or a second property of any kind. While an additional home is a very exciting prospect, it will become a permanent part of your financial livelihood, and that’s not something that should be taken lightly. Here are six things you should keep in mind when you’re thinking about investing in a second home.
1. Mind your budget. Think about talking to a loan officer and qualifying for a loan before you go out looking. Consider the cost of the additional monthly mortgage, real estate taxes, regular maintenance, insurance, and furnishings. Vacation homes range from massive mansions to cozy cottages, so there’s surely something out there that will fit your budget.
2. Determine frequency of use. The amount of time you spend in your home will depend on each individual, the investment, and the rental potential of the home. Distance will play one of the biggest factors in how often you’re able to retreat to your new home. The home’s distance from family and friends will also play a part if you’re imagining this spot as a place for gatherings.
3. Location, Location, Location. Find a location that’s going to work for you not just now but also in the long run. Are you sure you’re a beach person, a mountain person, or a ranch person? Do you think you’ll feel the same way in 20 years? Even though a 4-hour trip may not seem like long now, it could play a part in how you feel about your home down the line. Also consider the home’s proximity to certain attractions and amenities.
4. Understand upkeep. A big lawn needs mowing, lots of square footage means more cleaning, a pool requires maintenance- make sure you have a realistic idea of the upkeep that your property will require. Consider how much time, energy, and money you’re willing to invest in keeping your home in top-top shape.
5. Research rental potential. If you’re buying this home with the hopes that it will bring in some income, you should know that demand will fluctuate with the economy, weather, location, number of bedrooms and bathrooms, and amenities. Think about what types of homes, decor, and locations will appeal to the widest audience rather than just focusing on what your want for yourself. Also consider the costs of having renters- repairing damages, renter’s insurance, cleaning expenses, etc.
6. Think about resale and changing needs. Talk to your Realtor about the past, current, and possible future market for your home and its location. While there’s no way to predict the future, you should know that the market is bound change at some time or another. Also think about the future of your family. Will it grow or shrink? Do you expect your home to host future generations?
