Feature We Love: Stone Fireplaces

Ok, we know it’s just about 100º outside and cozying up by the fire isn’t exactly on the top of everyone’s list of things to do right now, but we had to acknowledge the gorgeous stone fireplaces we’ve seen in our listings recently. It seems like every other new home that comes on the market has a stunning stone fireplace in it.

Whether it’s just the mantle or a towering two-story feature, stone around a fireplace has a certain soothing and, ironically, cooling feel about it. The smooth texture and variety of ornate designs that it can be made into puts stone in a category of its own.

Even though they’re not always in season, fireplaces of any kind are always a desirable feature in real estate. They create a focal point, an element around which to arrange your furniture, and warmth when it’s cold out. Take a look at the listings around D-FW where we’ve found this fabulous feature.

The Benefits of Twilight Photography

Today, the vast majority of buyers start their home search online, so your home’s online photos will, no doubt, be the first impression. In real estate, good photography can determine whether or not buyers think it’s worth their time to see a house in person. And, unless they’re buying site-unseen, getting them in the house is necessary.

Take a look at the photos below of the home at 7123 La Vista St. It’s an adorable three-bedroom, two-bath house located right near White Rock Lake and listed for $749,000. This information will draw in a certain group of buyers strictly because it fits their search criteria, so here’s when photography can make a big difference.

While both photo shoots pick up on the home’s flow, style, and overall allure, the photos on the right are taken at twilight, a time that tends to be the most flattering for real estate photography. As you look through the photos below keep in mind the time of day. You’ll notice that the most dramatic change is lighting. Photos taken at twilight allow for the a more natural and inviting representation of the home.

The Benefits of Twilight PhotographyIn this set, the photo on the left shows the house and cute and inviting, but doesn’t the one on the right draw you in just a little more?

The Benefits of Twilight PhotographyIn the living room, the twilight outside creates a more soothing lighting inside in the second photo. The room is lit by natural light and not as much by interior lights, which in turn displays the room most naturally.

The Benefits of Twilight PhotographyNext, in the kitchen, twilight photography captures the true colors of the entire room. The photo on the right shows a more accurate depiction of the kitchen. This how it would look  if a buyer came to the house themselves.

The Benefits of Twilight PhotographyOutside, both pictures, again, are wonderful. But, when put side by side, the photo on the right picks up on the wonderful ambiance coming from the house and the outdoor lights. Again, this is simply due to the time of day at which the photos were taken.

Dancing Frogs Return to Lower Greenville

NM_26Frogs

Our friends at The Dallas Morning News broke the story, but we’re happy to share the good news that three of Bob “Daddy-O” Wade’s frogs that tangoed atop Tango on Lower Greenville during the 1980s are returning to their perch overlooking Greenville Avenue.

The Dallas landscape has changed a great deal in the past 30 years, but come tomorrow morning three things will be the same as the frogs are placed on top of a Taco Cabana that occupies the former address of Tango, the famous club whose slogan was “Shut up and dance.”

Ever wondered where the frogs went? Or, you may have even spotted them as you traveled up and down I-35 en route to Austin or San Antonio. The trio’s siblings are at a Nashville Chuy’s. Where else?

If you loved the ’80s, tomorrow will provide the perfect excuse to dance the night away while celebrating the return of three Dallas icons. Welcome home!

The Londoner: Best Bar in U.S.

The Londoner: Best Bar in the US to watch the World Cup

The FIFA World Cup is in full swing and there’s no better place to watch it than at a bar among other fans. Wait, we meant there’s no better place to watch the World Cup in the entire country than The Londoner in Addison, TX.

Yes, that’s right, The Londoner in Addison was just voted the No. 1 bar in the United States to watch the World Cup by the Travel Channel. That’s a pretty huge thing if you ask us.

Don’t go showing up there if you’re not a serious fan of the game, though. The criteria for the ranking of the top ten bars were: a lively atmosphere, authentic soccer fans, and good beer/cocktails and food.

Here’s what you can expect if you do plan to get in on the action: “Head to The Londoner if you’re looking for an authentic British pub experience. England fans usually frequent the Addison bar, which is also the flagship location for the Dallas-Fort Worth pub chain. All 4 locations will host kick-off parties on June 12 with drink specials like $5 caipirinhas, and plans are already underway to show 48 World Cup games live.”

Congrats to The Londoner! Even though the fans there are typically cheering on England, we know today everyone is all about Team USA!
