Year-over-year home sales for January and the low number of homes currently on the market means there’s no reason to wait until spring to list a home for sale. The latest numbers from North Texas Real Estate Information Systems offer quite a compelling case for getting a head start on the potential competition.

 

A few of the highlights from January:

*  The average sales price for a North Texas home is up 8.9% to $229,522.

*  The average list price is up 11.3% to $313,663.

*  The percent of original list price received is up 0.6% to 96.9% of asking price.

*  Finally, the average time a home is on the market is up 4.8%, but still is only 42 days.

Working from home can be harder than one might think. Family members, TV’s, and a bed just down the hall are only some of the added distractions that come with having a stay-at-home job. So, as part of our Love Where You Live series, we’re featuring a home office that seems to be the perfect place to stay focused and get down to it. And, of course, it’s also beautiful.

This space appeals to us largely because of the duality of masculine and feminine decor. The wood walls, dark tones and rich leather couch pair very nicely with with the softer notes of the pillows, rug and glass work. Love Where You Live: Media Room


It was hard to choose which awesome media room to feature on Day 7 of the series, but we knew we had to pick by Sunday. Sunday is the perfect day to relax and unwind with a movie or your favorite TV show before the week begins again, and what better way to do it than in your own theater? We love the idea of curling up with friends and family in cozy chairs to be whisked away by the magic of Hollywood.

Like we said, it was hard to choose, but in the end we went with the media room at 34 Balmoral in Richardson. It’s elegant and definitely gives off that theater feel with a big screen, sconce lighting, and an awesome painted ceiling. Did we mention the seating? It’s almost too easy to imagine reclining in those luxurious, black leather chairs.

Streetcars Coming to Oak Cliff in April

 

On April 13, Dallas Area Rapid Transit will launch its much-anticipated street-car service from downtown Dallas’ Union Station to Methodist Dallas Medical Center in North Oak Cliff.

 

The approximately $50 million project is the first phase of a plan to eventually link the Bishop Arts District to Uptown. And that larger plan is part of an even bigger vision that DART has for increasing transit options in downtown Dallas. The transit agency wants to increase the number of cars each train pulls through downtown and add a second light-rail line in the city’s center.

 

There’s no word yet on when the second phase of the streetcar project will reach Bishop Arts, but it’s likely to be late this year or early next year, according to Dallas Morning News transportation blogger Brandy Formby.

It’s Day 5 of our Love Where You Live series and we’re on to the bedroom, more specifically the master bedroom. Even if you don’t have the master in your house, your bedroom should be a place that you love, a sanctuary away from everything else. You begin and end your day in this room, so it’s important that it inspires you in positive ways.

The master bedroom we’ve chosen to feature is part of a suite at 3508 Villanova St. in University Park. This room boasts a sitting area with a fireplace, a vaulted and beamed ceiling, handscraped hardwood floors, and a beautiful color scheme. One of the things we like most about this space is the neutral color palette and understated design. Everything feels serene and relaxing, from the gray-washed beams, to the double headboard, to the rich hardwood floors. It has to be hard to wake up on the wrong side of the bed in this setting!

 

Like we said, this space is part of a suite. The master bathroom shares the see-through fireplace, has dual vanities with granite countertops, a walk-in shower, a jetted tub, and a large, custom walk-in closet. Dallas Comic Con Fan Days: If you just can’t wait for the three-day Comic Con event in May, head to the Irving Convention Center this weekend to meet celebrities like Alex Kingston of Doctor Who and Stephan Amell and John Barrowman of Arrow.

 

Family Experiments with the Perot Museum: Educators from the Perot Museum will be at Klyde Warren Park for a day of family fun and experiments. Grab your detective gear and solve the mystery challenge inspired by their traveling exhibition, Sherlock Holmes: The Science of Deduction.

 

Target First Saturday at the Nasher: Bring your kids to the Nasher Sculpture Center for this month’s theme, Friendship. They’ll see artist demonstrations, participate in a scavenger hunt, do some yoga, make some art of their own and more.

 

Sunday, Feb. 8:

Film Day at the Modern: The Fort Worth museum will host a theme day based on The Oscars, where they will screen several of this year’s Oscar-nominated short films. At the end of the day there will be a free screening of the Oscar-winning movie Once.
