Buyers often pass quick judgment on a property based on its drive-up appeal. A small investment in time and money to spruce up your property’s appearance could mean fewer days on the market and a higher sales price.

Below are a few areas in particular on which you should focus:

*  For a burst of color, plant spring flowers.

*  Tidy up your gardens.

*  Remove glass from light fixtures around your home’s front door and clean thoroughly.

*  Wash down your front door. If the sun has faded the paint, consider repainting.

*  Clean and polish your front door’s hardware. Replace it if necessary.

*  Check your house numbers. Are they still in good shape and visible from the street? If not, replace them.

*  Wash the windows. If this isn’t your strong suit, hire a professional.

*  Check your roof to make sure no shingles are missing or damaged.

*  Remove debris from your gutters and drain spouts.

Curious About Your Home’s Value?

Homeowners are often surprised when they receive their annual statement from the local tax appraiser’s office. Often the assessed value of their home is very different than what they believe the property is worth.

Now’s a great time to take a look at the difference between two common real estate terms: “Assessed Value” and “Market Value.”

The Assessed Value is the dollar value assigned to a property by a public tax assessor for the purposes of measuring applicable taxes. The number is very often a point of contention with homeowners, who may believe it to be too high or too low. The Assessed Value does not offer a shortcut to a home’s Market Value.

The Market Value is the highest estimated price a property will bring in a reasonable amount of time if exposed for sale on the open market. Market Value is influenced by such factors as homes that recently sold in the area, the location of the property, the home’s amenities, and the condition of the property. Of course, Market Value is also influenced by the current economy.

Knowing the difference between Assessed Value and Market Value is great. But even better is knowing what your property is worth in today’s fast-paced North Texas housing market.

Doug Selzer Named Sales Leader of Lakewood | Lake Highlands Office


Doug Selzer has been named Sales Leader of Ebby Halliday Realtors’ Lakewood | Lake Highlands Office. Chris Kelly, president and chief executive officer of the Ebby Halliday Companies, and Malinda Howell, vice president of brokerage, recently made the announcement.

A member of the Ebby Halliday family since 2012, Selzer has served as an agent in the office he will be overseeing. He is an active member of the East Dallas community, has served as the East Dallas MLS Representative for MetroTex Association of Realtors and serves as both a mentor in the Ebby Lakewood | Lake Highlands office as well as an instructor for the Ebby EDGE (Education/Discipline/Growth/Excellence) orientation program. 

“Doug has earned a reputation not only as a top producer along with his wife Elizabeth, but someone that lives our People First mission in the way he treats his clients and other agents,” Kelly says. Adds Howell, “As a Dallas native and Lake Highlands resident, Doug has already invested so much of himself in the area. Selzer succeeds Rene Barrera, a respected industry veteran who recently took the helm at Ebby’s 190 – Richardson Office after Malinda Howell stepped aside to focus solely on her role as vice president of brokerage of the Ebby Halliday Companies. 

Prior to real estate, Selzer had an extensive background in senior management and leadership within the banking and financial services sectors. This position, he feels, is a natural extension of his career path.

“I have a long history of sales, customer service and management,” he says. “The best part of every role has been helping people – whether it is helping a client buy or sell a house, or helping a new agent be successful in their real estate career.” 

Asked what he will bring to his new role, Selzer replies, “I am a collaborator. I want to work with new and experienced agents alike to share ideas – processes and procedures – that will make everyone better. I also see our office as a resource for the community. Of course, we want to help people buy or sell a house, but I also see us as being a go-to source of real estate information for those who live and work in the area.”
