D-FW Luxury Market: Solving the Puzzle

Luxury Market Banner

The spring 2015 edition of Grand Vie: Luxury in Living magazine recently mailed to homes across the Dallas-Fort Worth area.

As the magazine’s market-update feature, Spotlight On the D-FW Luxury Market, points out, now is truly an extraordinary time to sell a luxury home in North Texas.

In the past year, 2,355 single-family homes priced at $750,000 and up have been sold by real estate agents. That’s approximately 12 percent more luxury home sales than during the prior 12 months.

In addition to featuring many of Dallas-Fort Worth’s premier luxury properties currently for sale, the 16th edition of Grand Vie offers a plethora of interesting editorial content. Check it out now at grandviemagazine.com.

Spring is Here!

Spring is Here!

It’s the first day of spring, and if you haven’t done so already, now is definitely the time to give your yard the respect it deserves. As homeowners everywhere know, nothing can bring you down from the weather high that March brings quite like a backyard that’s still caught in winter.

In the brand-new spring 2015 edition of Grand Vie: Luxury in Living magazine, the only luxury-home publication to bring you the very best of Dallas and Fort Worth, we chatted with two renowned local landscape architects, Harold Leidner and Angelynn Harvey, about their top tips for getting your yard ready for the season.

Grand Vie: Yard trends change just like home décor trends. What’s a new fad you are seeing in residential yards this year?

Harold Leidner: A more modern style and feel. We have always
loved a more modern style, but clients traditionally are more reserved in the style of homes they build, which often dictates the surrounding gardens. Thankfully, more modern architecture in the market means our clients are receptive to a cleaner and more sophisticated design style.

GV: What is the most extreme thing a client has asked you to do?

HL: We had a great client who asked us to create a movie projection water screen as a part of his pool design. This way he could sit in his pool and watch a movie projected on a sheet of water. It started as a wild idea but we turned it into reality. The result was amazing.

Now Arriving: Grand Vie Luxury in Living

The spring 2015 issue of Grand Vie: Luxury in Living magazine is out and is now being direct-mailed to 50,000 luxury homes across Dallas-Fort Worth. With this edition of Grand Vie, we are very pleased to present the addition of properties and Associates from Fort Worth’s leading real estate boutique, Williams Trew, an Ebby Halliday Company.

Grand Vie, now in its fifth year of publication, is bigger and better than ever. For this edition, we photographed two cover homes and produced two versions of the magazine (East and West) depending on which side of the Trinity River you reside.

In addition to the beautiful properties represented by Ebby Halliday and Williams Trew, we included two new special sections for farm & ranch and lake properties; Q&As with leading North Texas landscape architects Harold Leidner of Dallas and Angelynn Harvey of Fort Worth; and a new feature, “Houses of Art,” showcasing some of the area’s top cultural events of the season.

And, as if any of us needs another reason to own a Texas lake house, real estate blogger Candy Evans dishes on why a North Texas lake house may just be the perfect vacation home.

We’re confident you’re going to love the new Grand Vie. To view the digital version of North Texas’ premier luxury home publication, visit grandviemagazine.com.

List Your Home For Sale Now

What was once considered real estate wisdom – the ideal time to list your home for sale is the traditional spring selling season – is no longer true for North Texas homeowners.

Year-over-year home sales for January and the low number of homes currently on the market means there’s no reason to wait until spring to list a home for sale. The latest numbers from North Texas Real Estate Information Systems offer quite a compelling case for getting a head start on the potential competition.

A few of the highlights from January:

*  The average sales price for a North Texas home is up 8.9% to $229,522.

*  The average list price is up 11.3% to $313,663.

*  The percent of original list price received is up 0.6% to 96.9% of asking price.

*  Finally, the average time a home is on the market is up 4.8%, but still is only 42 days.

If you’re considering listing your home, contact an Ebby Associate to find out what your home is worth and to devise a plan to get your home not just on the market, but sold. To find the right agent for your residential real estate needs, visit the award-winning ebby.com.

Phil Mickelson’s Home Listed by Luxury Portfolio Member

Phil Mickelson’ Home Listed by Luxury Portfolio Member

If you weren’t already envious of his golf game, prepare to be envious of Phil Mickelson’s gorgeous Rancho Santa Fe home. The good news though, is that it can be yours for $5,999,950, having recently been listed by our fellow Luxury Portfolio International member Willis Allen Real Estate.

Located in the San Diego area, Mickelson’s home is poised on 4.55 acres within Rancho Santa Fe’s prestigious Covenant community, but it might as well be the Italian countryside, with pepper and olive trees adorning the grounds and views of the rolling hills. Inside, the home is a true work of art, evidenced by hand-carved Canterra stone fireplaces, distressed wood beams and walnut floors, but it’s the outdoor lifestyle that the home truly caters to.

From the summer kitchen to the infinity-edge pool and cascading water feature, you might find it hard to spend much time inside. And, of course, there’s also a putting green, so you can keep your game sharp, just like Phil.

Below are a few photos of this fabulous Southern California property. Check out the listing page on Luxury Portfolio to see more of Phil Mickelson’s Rancho Santa Fe Estate.
