Springtime is the Ideal Time

After cooler-than-normal temperatures, it’s welcome news that we’ll be enjoying temperatures in 70s and 80s this weekend in North Texas.

And, you can bet that with our spring weather potential buyers will increasingly be out and about discovering homes for sale across the region. Not surprisingly, those with the best “curb appeal” are often the first to sell.

Buyers often pass quick judgment on a property based on its drive-up appeal. A small investment in time and money to spruce up your property’s appearance could mean fewer days on the market and a higher sales price.

Below are a few areas in particular on which you should focus:

*  For a burst of color, plant spring flowers.

*  Tidy up your gardens.

*  Remove glass from light fixtures around your home’s front door and clean thoroughly.

*  Wash down your front door. If the sun has faded the paint, consider repainting.

*  Clean and polish your front door’s hardware. Replace it if necessary.

*  Check your house numbers. Are they still in good shape and visible from the street? If not, replace them.

*  Wash the windows. If this isn’t your strong suit, hire a professional.

*  Check your roof to make sure no shingles are missing or damaged.

*  Remove debris from your gutters and drain spouts.

*  Clean your patio furniture. You want potential buyers to be able to visualize your outdoor living area’s potential.

If you’re considering listing your home, contact an Ebby Associate to learn more about how to prepare it to sell in today’s ultra-competitive market and how Ebby Halliday Realtors will market your home, both locally and globally, to produce the most-favorable results for you. Jennifer Young Named Sales Leader of Ebby’s Preston Keller Office

Jennifer Young is the new sales leader of Ebby Halliday Realtors’ Preston Keller OfficeChris Kelly, president and chief executive officer of the Ebby Halliday Companies, and Carolyn Rosson, vice president of brokerage, recently made the announcement.

“Jennifer brings a thorough understanding of all aspects of real estate, from marketing and lead generation to coaching agents and teams to reach their full potential,” Kelly says. “She is the ideal person to succeed Vivian Black, who has been an incredible leader of our Preston Keller Office for many years.”

Adds Rosson, “We are very excited to welcome Jennifer to her new role with our Preston Keller Office and we are so grateful for Vivian’s leadership and friendship over the years.”

Black, who recently announced her intention to retire, began her real estate career with Ebby Halliday Realtors in 1991 and has led the Preston Keller Office for 29 years.

“Vivian Black has been an extraordinary example for all of us at the Preston Keller Office and I am grateful for the opportunity to lead an office that is so widely respected,” says Young.

A graduate of Louisiana State University, Young worked as a registered nurse before becoming a real estate agent in 2014. When she moved to Dallas from Louisiana her Realtor was Mike Harvey. Young says Harvey, with his enthusiasm for real estate, convinced her to become an agent. She joined The Harvey Team in 2014, and when the team moved to Ebby in 2015 she joined them in the Preston Keller Office.

“I knew I could learn so much from working with Mike and Pam Harvey,” Young says. “They are so widely admired and respected. Both Mike and Pam have been great mentors and so helpful to me over the years.”

Young says while learning the real estate business from Mike and Pam, she began to notice how much she also enjoys teaching and mentoring.

“I’m a servant leader at heart,” she says. “As a former nurse, I love to take care of people and I get a lot of joy from watching others succeed. I’m excited about growing our Preston Keller Office to the next level and I am very much looking forward to working with each of our agents on their business plans and helping them achieve their goals.”

Young and her husband, Chris, are the proud parents of four children, ages 16 to 21. In her spare time, she enjoys spending time outdoors, volunteering in the community and cheering on the LSU Tigers.

“I am honored and excited to take on this leadership role,” Young says. “I’m looking forward to continuing to build on our Preston Keller Office’s extraordinary success and growing our brand as the Ebby Halliday Companies celebrate 75 years of serving North Texas.”

Tips for Enhancing Your Master Retreat

_960

6614 Brookshire Drive | Preston Hollow

A home is an ever-evolving project. As our styles change and years go by, it’s easy to get the itch to update your home. Buyers and sellers alike often pay more attention to kitchens, master bathrooms, closets and outdoor spaces than they do to the vital space where they will usually spend more than a third of their 24 hours each day. If you’re looking for a change or wanting to fall back in love with your master bedroom, follow these tips.

Choice Spot

The bed should be set away from the room’s entrance to keep it out of the main circulation path. Place it in a spot so occupants can enjoy the best view — whether that’s inside (maybe toward a fireplace or favorite piece of art) or outdoors (with views of trees or water where possible). Personalize it by pairing the bed with a headboard and dressing it up with decorative pillows, a duvet and a throw.

Window Treatments

Minimal is the design mantra when it comes to much of the standard room décor today. But while no coverings in some rooms, such as kitchens and living rooms, allows for more light and views, some amount of treatment in a bedroom is needed to block outside light and provide privacy – think shutters, electric shades or curtains.

Right Lighting

Installing recessed cans is discouraged. They tend to chop up a ceiling and aren’t too attractive to look at while in bed. Task lighting from lamps on night tables or wall-mounted sconces are preferred.

Conceal or Banish Electronics

For years, scientists and health professionals have known about the danger of the blue light that comes from certain electronic equipment and how it adversely affects melatonin production. Homeowners might consider making the master bedroom an electronics-free zone, without TVs and other technology to help train the brain that the bedroom is primarily a place to sleep rather than stay awake.

Soothing Palette

Colors that are less bold are more restful. A palette of pale blues, greens, beiges, grays and whites create a calming environment. In addition, bedding in white and light creams make for a soothing sight to the eye.

Creature Comforts

If the room’s size allows, consider adding a chaise, chair and ottoman, and night tables. Also, a large area rug or wall-to-wall carpeting can help deaden noise and provide warmth underfoot. If the room is located so it opens directly to the outdoors, play this up. Real access to idyllic scenery can contribute to a sense of tranquility.

Fresh, Welcoming Curb Appeal

You know what they say, there’s only one chance to make a good first impression. Curb appeal is all about making your home look fresh and welcoming — the ideal introduction.
