Curious About Your Home’s Value?

Woman at home using smartphone

Homeowners are often surprised when they receive their annual statement from the local tax appraiser’s office. Often the assessed value of their home is very different than what they believe the property is worth.

Now’s a great time to take a look at the difference between two common real estate terms: “Assessed Value” and “Market Value.”

The Assessed Value is the dollar value assigned to a property by a public tax assessor for the purposes of measuring applicable taxes. The number is very often a point of contention with homeowners, who may believe it to be too high or too low. The Assessed Value does not offer a shortcut to a home’s Market Value.

The Market Value is the highest estimated price a property will bring in a reasonable amount of time if exposed for sale on the open market. Market Value is influenced by such factors as homes that recently sold in the area, the location of the property, the home’s amenities, and the condition of the property. Of course, Market Value is also influenced by the current economy.

Knowing the difference between Assessed Value and Market Value is great. But even better is knowing what your property is worth in today’s fast-paced North Texas housing market.

Ebby Halliday Companies Expand Into Oklahoma

The Ebby Halliday Companies announced today that the largest residential real estate services company in Texas is expanding into Oklahoma.

“We are so excited to announce today that the Ebby Halliday Companies are open for business in Oklahoma,” says President & CEO Chris Kelly. “Ebby clients benefit from knowledgeable, respected agents and a team of professionals dedicated to making buying or selling a home or property one convenient experience. While our skilled agents help them navigate the market, our affiliated core-services companies handle mortgage, insurance and title needs with the utmost care. We are thrilled to offer those looking to buy or sell in Oklahoma the same great service we have long been known for in North Texas.”

Says Marsha Butler, Ebby’s Broker of Record in Oklahoma, “As a company, we are passionate about this expansion and the opportunity to serve the real estate needs of Oklahomans and those looking to purchase property in the Sooner State.”

Born and raised in Oklahoma, Butler is a graduate of Oklahoma State University. Her family has resided in the state since before it became one. Butler has been affiliated with the Ebby Halliday Companies for five years as an agent and mentor in the company’s Prosper | Celina Office.

Butler says exceptional recreational, farm, ranch and residential opportunities are abundant in Oklahoma and she is excited to introduce clients to all the state has to offer.

“I am so grateful to be a part of Ebby’s Oklahoma expansion,” Butler says. “It has been a team effort for many months now involving an extraordinary group of agents, executives and employees. We are ready to hit the ground running and are so excited about assisting North Texans with their real estate needs in Oklahoma as well as introducing our incredible company to those that already call the Sooner State home.”

Adds Kelly, “2020 has been a memorable year for the Ebby Halliday Companies as we’ve celebrated our 75thanniversary. But more importantly, 2020 has been a significant year of growth as we open new offices in Cedar Hill, Prosper and Forney, and as we expand into the Oklahoma market to serve the needs of our valued clients. At the Ebby Halliday Companies, we can’t wait to further grow our ‘footprint’ across this great region as we seek to provide the professional representation and attention to every detail of each transaction that our valued clients so deserve.”

Prep Your Home for Fall

Cozy autumn evening on a modern designed patio

Cool breezes and colder months call for necessary upkeep. Now is a good time to be proactive about protecting your home against cooler temperatures. Follow these steps to prepare your home for fall.

Roof – Inspect for missing, loose or damaged shingles. Make necessary repairs to keep cold air and precipitation out.

Gutters and Downspouts – Clear leaves and debris. Check alignment to ensure water can flow through and drains away from your home and foundation.

Plumbing – If you’ve noticed issues or leaks, get them checked. Winterize pipes that are exposed outdoors.

Trees – Inspect your property for damaged branches, and trim limbs at least 2 feet from your roofline.

Heat – Inspect furnace, water heater and air ducts. Fix any issues and replace air filters.

Windows – Check for cracks, gaps, damaged trim and broken glass. Caulk, weather strip and repair as needed; the same goes for doors.

Detectors – Test and replace batteries in the smoke and carbon monoxide detectors that keep you safe.

Fire Extinguisher – Test your fire extinguisher and replace or recharge if necessary.

Backup – Have working flashlights and spare batteries for potential outages.

Attic – Check for moisture or leaks and repair immediately; same for basements, where necessary.

Curt Kastan Named Sales Leader of Preston Plano Parkway Office

Curt Kastan Named Sales Leader of Ebby’s Preston Plano Parkway Office

Ebby Halliday Realtors has appointed Curt Kastan sales leader of its Preston Plano Parkway Office. Chris Kelly, president and chief executive officer, recently made the announcement.

“Curt, who most recently served as sales director at another area brokerage, brings a thorough understanding of all aspects of real estate, from marketing and lead generation to working effectively with clients through closing and beyond,” Kelly says. “Curt truly appreciates the wide-ranging educational opportunities and the industry-leading technology available to agents at Ebby Halliday Realtors.”

A third-generation real estate sales professional, Kastan literally grew up in the business. His grandparents owned a boutique brokerage on the beach in Ventura, Calif., and his mother was a top-producing luxury agent. Kastan followed in their footsteps, becoming licensed in 2000 and, by building on his family’s knowledge and experience, enjoyed early and sustained success.

“With over 20 years of experience, Curt brings real-world knowledge to the role of sales leader,” Kelly says. “He possesses keen marketing and transactional knowledge, luxury property expertise, a tireless work ethic, genuine integrity and a positive outlook. Most important, Curt is thrilled to be joining Ebby’s Preston Plano Parkway family.”

Says Kastan, “When I moved to North Texas several years ago it didn’t take long to realize what an iconic brand Ebby Halliday is, and how widely admired the company and its agents are in the real estate industry and beyond. I couldn’t be more excited to join the Ebby team.”

A longtime agent whose transition into management was an organic one, Kastan says he is, at heart, a servant leader. “I always try to place myself in others’ ‘shoes.’ I never ask people to do things I haven’t done or am not prepared to do myself.”

Kastan says Ebby’s focus on education and technology sets the company apart. “We offer our Associates extensive educational opportunities, including frequent classes on the latest software and social-media platforms,” he says.

Kastan adds that while technology is increasingly important, relationships remain paramount in residential real estate.

“Our clients are making one of the largest – if not the largest – purchases of their lifetime so it’s imperative that we get to know them and develop strong working relationships,” he says. “I want our clients and agents to know that they can rely on me at all times.”

When he is not working, Kastan enjoys spending time with his wife and four children. His oldest daughter, Taylor, is a sales associate in Ebby’s Frisco Office.

“I am truly energized by my move to Ebby’s Preston Plano Parkway Office,” Kastan says. “I’m looking forward to continuing to build on our extraordinary success and growing the Ebby brand as Ebby Halliday Realtors approaches 75 years of serving North Texas.”

Mayur Chudasama Named Director of Property Management

Mayur Chudasama Named Director of Property Management

Mayur Chudasama has been named Director of Property Management for the Ebby Halliday Companies. Anthony Jackson, vice president of finance & operations, recently made the announcement. Ebby’s Property Management Division is responsible for the day-to-day management of hundreds of single-family homes, townhomes, duplexes and condominiums across North Texas.

“I am looking forward to working alongside Mayur as he brings the knowledge and structural expertise that is needed to run a large property management division,” says Jackson. “He is very familiar with the D-FW market and brings extensive experience working with property managers and property owners.”

Born and raised in Tulsa, Okla., Chudasama has lived in Dallas-Fort Worth for the past 10 years, where he has overseen the day-to-day management of homes located in 16 major markets across the U.S.

A natural leader, Chudasama says he leads by example. “I really enjoy the work of property management and I’m not hesitant to ‘get in the weeds’ as needed – no job is too large, or too small, when it comes to satisfying our valued clients. I want all of our property owners to know that while we are large enough to serve them, we are also small enough to know them.”

Chudasama says that during his years in the property-management profession he has seen just about everything and that he is well prepared – and excited – about leading the property-management division of North Texas’ most-respected residential real estate company.

Chudasama is married and is the father of two young children, 1 and 3 years old. In his spare time, he enjoys all things fitness-related. He particularly enjoys biking and is a frequent participant in local “5k” runs.

“I’m excited to join the Ebby team,” he says. “My new position offers a great opportunity to grow Ebby’s Property Management Division, as well as the opportunity to support some of the best agents in the business. With my professional background and knowledge of proven processes and industry technology, and with the assistance of our talented staff, I am confident that Ebby’s Property Management Division has a very bright future.”

With locations across North Texas, the Ebby Halliday Companies is one of the most respected full-service residential real estate firms in the country. Its real estate brands include Dallas-based Ebby Halliday Realtors and Dave Perry-Miller Real Estate and Fort Worth-based Williams Trew. Its affiliated core-service companies include Home Team Mortgage, The Lending Partners, Home Team Insurance and Texas Premier Title.
