Compared to last year, prices are: Up

Price point for top 10 percent of inventory: $10,000,000

International buyers are coming from: Australia, Brazil, India, China, Kazakhstan, Europe, U.K., Canada, Hong Kong and Greece

Luxury buyers are looking for: Views, outdoor space, pre-war details and concierge services in new condominiums

Washington, D.C.

Highest recorded sale in past 12 months: $18,000,000

Compared to last year, prices are: The change in the monthly median sale price in the Washington metropolitan area has been flat in 2016, with monthly changes of approximately 1 percent

Price point for the top 10 percent of inventory: Ranges from $1 million to $1.5 million

International buyers are coming from: Iraq and India

Luxury buyers are looking for: Outdoor living areas, exceptional service and full-service amenities, such as a door attendant, 24-hour concierge, fitness center and resort-style pools. Also guest suites and social spaces, such as screening rooms, reception rooms and temperature-controlled wine rooms.

Highest recorded sale in past 12 months: $38,883,000

Compared to last year, prices are: Down

Price point for the top 10 percent of inventory: $6,500,000+

International buyers are coming from: 35 percent of the market in Central London is international buyers, with the majority coming from Western Europe, Asia and the Middle East

Luxury buyers are looking for: Imaginative use of design and bolder use of color, moving away from ‘hotel style’ interior design featuring lots of grey and beige interiors that became very prevalent in London a few years ago

International buyers are coming from: China, Brazil and Russia

Luxury buyers are looking for: homes with full-service gym and spa, wine storage, indoor pools and pet spas.

Currently there are: 490 listings priced over $7.65 million

The bottom line: The NYC market is being driven by low supply, yet remains affordable compared to other global cities.

 

 Global Market Pulse: New York City, London, Miami

London

Highest recorded sale in past 12 months: $240 million

International buyers are coming from: Russia, various parts of Europe and the Middle East

Currently there are: 68 properties in Kensington and Chelsea above $17 million

The bottom line: The market is cooling and this creates opportunities for foreign buyers and investors alike.

Miami

Highest recorded sale in past 12 months: $30 million

International buyers are coming from: Venezuela, Brazil and Argentina. Of all South Florida sales, 35% are being purchased by international buyers.

Luxury buyers are looking for: Homes with hotel and concierge services and proximity to top restaurants

Currently there are: 1,598 properties priced over $1,475,000

The bottom line: South Florida is setting records sales for homes priced over $1 million for the fourth-consecutive year.
