Top 5 Tips for House Hunters

When shopping for a new home, it’s easy to get swept away by a property’s most charming characteristics — and to play down important things you may regret later. Define your priorities early on to streamline the house-hunting process.

Below are five tips to help you stay organized and focused:

Location matters.  Location is a key consideration when choosing a home, and there are multiple factors that can affect your decision. Just a few of these include schools, commute times to work, and local amenities such as nearby restaurants, shopping and attractions.

List your priorities. You’ll save hours of shopping for a home if you list what you need and want in a home ahead of time. Zero in on the features you must have, would like to have, would prefer not to have — and definitely don’t want.

Get pre-approved for a mortgage. How much you can pay for a home is a function of your income, creditworthiness, interest rates, the type of loan and how much cash you have for the down payment and closing costs. Rather than guessing, ask a mortgage banker to give you a full assessment and a pre-approval letter stating how much you’re qualified to borrow. A great place to start is at Home Team Mortgage, Ebby Halliday’s affiliated mortgage company.

Use a checklist. Touring multiple properties is a confusing experience for most buyers. Rather than trying to rely on your memory, make notes about the homes you visit. Turn your priorities into a personalized home-shopping checklist and use it to track features of each property.

Relax.  Buying a home is a major life-altering event, but it’s not worth getting too stressed out. As with all major occasions in life, it’s important to keep the experience in perspective.

Today’s homebuyers have access to a wealth of information, but may not have a way to tailor it to their needs. That’s where a real estate professional can save you a great deal of time and money. To find just the right agent for your real estate needs and to view properties for sale in North Texas, visit ebby.com. For information on loan pre-approval, visit hometeammortgage.info.

Texas: Best Cities For Job Growth

Texas dominates Forbes’ brand-new list of the Best Cities for Future Job Growth 2014. Dallas comes in at No. 5 on the list.

The Lone Star State held five of the top 10 positions on the list.

Naples, Fla., led the list with a projected job growth of 4.1 percent, according to Forbes.

Austin was No. 2 with a projected job growth of 4.1 percent. Dallas has a projected job growth of 3.8 percent.

McAllen (No. 3), Houston (No. 9) and San Antonio (No. 10) were the other Texas cities to make the top 10.

Housing Inventory Up in D-FW

post

Today we’ve got some very welcome news for buyers in the market for a North Texas home: Housing inventory in Dallas and Fort Worth jumped 18% and 15% in February in anticipation of the so-called “traditional homebuying season,” according to the new Realtor’s National Housing Trend Report.

“If this trend continues, buyers should have a better selection of homes in the spring and summer months,” according to Steve Berkowitz, CEO of Move.

“Inventory is up for two reasons,” Berkowitz says. “First, this is the time of year when sellers list their homes for the spring buying season. Second, inventories are growing faster than normal right now in response to widespread median list price increases.”

Among the recent homes to hit the market in North Texas is the stunning University Park property at 3612 Villanova (pictured above and below).
