Buying or Selling a Home is Life-Changing

Buying or Selling a Home is Life-Changing

Ebby Halliday, the founder of Ebby Halliday Realtors and an icon in the real estate industry, famously said, “The Constitution of the United States guarantees your right to own the land under your feet, to sell, and to develop it. Whether you want to become an investor, a real estate agent, or a homeowner, real estate is the basis of the American dream.”

Ebby passed away in late 2015 at the age of 104 but that sentiment is still central to our core mission of transforming and elevating the home buying and selling process into the wonderful life-changing experience it can be.

Most of our clients don’t buy and sell homes very often. It’s relatively unknown territory to them. But it’s our native territory, since 1945. We know the landscape. There’s no trail we haven’t been down before. We are here to help you fully experience one of the biggest, most joyful events of your life.

We’re not going to sugarcoat it: Buying or selling a home can be complicated, sometimes very complicated. Fortunately an Ebby Halliday Realtor is here to guide you through the process.

It’s also true that in today’s hyper-competitive North Texas real estate market it’s more important than ever to choose the right agent for your needs. To get started, visit ebby.com.

Tops Tips for North Texas Home Buyers, Sellers

Tops Tips for North Texas Home Buyers, Sellers

Homes selling above asking price, numerous offers for the same property – it’s no secret that the North Texas housing market is booming. To help you navigate these unprecedented waters, we polled our Associates and collected their top tips for buyers and sellers.

Buyer’s Tips

* Be qualified. Pre-plan financing with a mortgage lender and receive a pre-approval letter that may be submitted when you make a written offer. “Less paperwork and more personal attention” is more than a saying at Home Team Mortgage Company, an Ebby Halliday-affiliated company. Contact Home Team Mortgage for a frustration-free experience from loan application to decision.

* Act quickly. In a hot market, acting slowly or “sleeping on it” may cost you the opportunity to buy the home of your dreams. If you’ve found a home you’d be thrilled with, don’t wait to submit an offer; other buyers will likely be doing the same.

* Offer a compelling price. Sellers often price their homes based on historical sold data or appraisals, and in a strong market where prices are rising rapidly, homes may sell for the listing price or higher. Study the sold comps, but also compare the house you want to other homes currently on the market, and ask yourself, “What price am I willing to pay, and at what price am I willing to lose this house?”

Seller’s Tips

* Market to everyone near and far. You have the best chance of selling your home for the highest price by exposing it to the largest number of potential buyers. When you list your home with Ebby Halliday, your home will enjoy worldwide exposure on ebby.com, the gold standard in residential real estate websites. Ebby.com receives approximately 21,000 visits per day, far outpacing our competition.

* Respond and keep momentum. There is an old adage that time kills deals. A buyer’s interest is at a peak level at the time he or she submits an offer, so keep the momentum going, choose the best offer, and respond promptly in writing.

* Don’t be greedy. If a buyer offers an acceptable price and terms, sign the offer and your Ebby Halliday Associate will schedule a closing appointment and expertly guide you through the home-inspection and closing process.

Top 5 Tips for House Hunters

Top 5 Tips for House Hunters

When shopping for a new home, it’s easy to get swept away by a property’s most charming characteristics — and to play down important things you may regret later. Define your priorities early on to streamline the house-hunting process.

Below are five tips to help you stay organized and focused:

Location matters.  Location is a key consideration when choosing a home, and there are multiple factors that can affect your decision. Just a few of these include schools, commute times to work, and local amenities such as nearby restaurants, shopping and attractions.

List your priorities. You’ll save hours of shopping for a home if you list what you need and want in a home ahead of time. Zero in on the features you must have, would like to have, would prefer not to have — and definitely don’t want.

Get pre-approved for a mortgage. How much you can pay for a home is a function of your income, creditworthiness, interest rates, the type of loan and how much cash you have for the down payment and closing costs. Rather than guessing, ask a mortgage banker to give you a full assessment and a pre-approval letter stating how much you’re qualified to borrow. A great place to start is at Home Team Mortgage, Ebby Halliday’s affiliated mortgage company.

Use a checklist. Touring multiple properties is a confusing experience for most buyers. Rather than trying to rely on your memory, make notes about the homes you visit. Turn your priorities into a personalized home-shopping checklist and use it to track features of each property.

Relax.  Buying a home is a major life-altering event, but it’s not worth getting too stressed out. As with all major occasions in life, it’s important to keep the experience in perspective.

Today’s homebuyers have access to a wealth of information, but may not have a way to tailor it to their needs. That’s where a real estate professional can save you a great deal of time and money. To find just the right agent for your real estate needs and to view properties for sale in North Texas, visit the award-winning ebby.com. Spring: It’s Just Days Away!

 Post Yellow Flowers

Hang in there North Texas. With another blast of winter weather arriving this evening — bringing freezing rain, sleet, snow, and all that goes with it — it’s hard to imagine that spring is just days away. But it really is: By the middle of next week we’ll be enjoying temperatures in the 70s.

And, you can bet that with the much-improved weather potential buyers will be out and about discovering homes for sale across North Texas. Not surprisingly, those with the best “curb appeal” are often the first to sell.

Buyers tend to pass quick judgment on a property based on first impressions. A small investment in time and money to spruce up your property’s appearance could well mean fewer days on the market and a higher sales price.

Below are a few areas in particular to focus on – granted, you’ll have to wait a couple of days to get started!

*  For a burst of color, plant spring flowers.

*  Tidy up your gardens.

*  Remove glass from light fixtures around your home’s front door and clean thoroughly.

*  Wash down your front door. If the sun has faded the paint, consider repainting.

*  Clean and polish your front door’s hardware. Replace it if necessary.

*  Check your house numbers. Are they still in good shape and visible from the street? If not, replace them.

*  Wash the windows. If this isn’t your strong suit, hire a professional.

*  Check your roof to make sure no shingles are missing or are damaged.

*  Remove debris from your gutters and drain spouts.

*  Clean your patio furniture. You want potential buyers to be able to visualize your outdoor living area’s potential.

If you’re considering listing your home, contact an Ebby Associate to learn more about how to prepare it to sell in today’s fast-paced market and how Ebby Halliday Realtors will market your home, both locally and globally, to produce the most-favorable results for you.
