Below are seven etiquette rules sellers should follow to show their home — and themselves — in the best possible light.

 

Leave — Sure, you’re dying to know if prospective buyers will love what you’ve done with the kitchen, but Realtors agree sellers should not be there lurking in the shadows during an open house or showing.

 

Take your pets with you — You may think your dog is the cutest ever, but not everyone is bound to share that opinion. In addition to having allergies, some home shoppers may not be in the market for a run-in with an animal they don’t know.

 

Move your car — Make it easy for visitors to park and view your home. No one likes parking issues. Having them is a sure way to get a viewing off to a bad start.

 

Offer some refreshments — House hunters can get parched and peckish. You can help. Putting out a few small bottled waters in a bowl of ice is always appreciated, along with some light, easy grab-and-go refreshments such as mints or cookies.

 

Be patient waiting for feedback­ — Of course, you’re dying to know what buyers thought of your home, but that information may not flow back to you instantaneously. It’s reasonable to ask for feedback from your Realtor after the showing, but understand it may take a day or two for the buyer’s agent to respond.

 

Don’t be greedy — Who doesn’t want top dollar for their home? But an unwillingness to negotiate can kill a possible deal and keep your home on the market long after you were hoping to be unpacking at your new place.

 

Listen to the professionals ­­— If your Realtor has some suggestions for improvements that may help sell your home faster, take them to heart but don’t take them personally. Keep emotions out and listen to what a licensed, trained, professional has to say about your house.

Big-City Home Prices Appreciate Nationwide

Home prices in cities across the nation are picking up steam.

 

Prices in the 20 metropolitan areas measured by the S&P/Case-Shiller 20-City Composite Home Price Index rose 5% year over year in February, compared with a 4.5% gain in January. February’s increase was the largest monthly gain for the index since July 2014.

 

“We’ve seen a lot of people come back into the market on the buy side,” said David Blitzer, chairman of the index committee at S&P Dow Jones Indices. “Clearly, we’re still benefiting from very low mortgage rates for those people who can easily qualify for a mortgage.”

 

The broader S&P/Case Shiller Home Price Index, which covers the entire U.S., rose 4.2% year over year in February, vs. a 4.4% gain in January.

 

But, as we always say at the Ebby Blog, real estate is local: Denver and San Francisco showed the most price inflation over the past year, with gains of 10% and 9.8%, respectively. Dallas was close behind – and fourth nationwide – at 8.6%.

 

Texas Metros Lead U.S.


Growth Trends

 

The new Census population estimates are out, and only two U.S. metros added more than 100,000 people between July 2013 and July 2014. Dallas and Houston — both located in Texas.

 

Only one U.S. metro with a population greater than 1 million people grew by 3 percent last year. It’s Austin— also in Texas.

 

And you can probably guess which state had the most entries in the list of 50 counties with the greatest population gains. Again, it’s Texas.

 

National news media stories often give the impression that everyone is moving to the city centers of New York, Chicago, San Jose, and Boston. In fact, all of those metro areas have seen more Americans leaving than coming in the past five years. The cities with the highest levels of net domestic migration since 2010 are Houston, Dallas, Austin, Phoenix, Denver, and San Antonio.

The Dallas-Fort Worth and North Texas residential real estate market continued 2013’s record-setting pace in 2014 with 83,000-plus home sales at a total market value of $20 billion changing ownership.

 

During the past two years, D-FW-area average home values have increased more than 20 percent. In the same period, the average time it takes to sell a home has decreased to less than 60 days.

 

The D-FW area continued to lead the nation in job growth in 2014, and the unemployment rate fell to 4.8 percent, remaining well below the national average. At the same time, salaries in the area increased in almost every income sector, according to the U.S. Bureau of Labor Statistics. That’s good news for both the local economy and area residential real estate sales.

 

It appears 2015 may be another stellar year for the Dallas-Fort Worth and North Texas residential real estate market and for the Ebby Halliday Companies. Dallas-Area Home Prices Up


Dallas-Area Home Prices Up

Dallas-area home prices were up 7.4 percent in the just-released Standard & Poor’s/Case-Shiller Home Price Index.

 

The gain from a year ago was the fourth highest in the country and significantly ahead of the 4.9 percent nationwide gain.

 

The biggest increases were in Miami, up 10.3 percent, and Las Vegas, up 9.1 percent. Charlotte and Dallas were the only two cities to see their annual price gains increase from the previous month. Dallas home prices were up 7.3 percent in August.

 

Dallas-area home prices are now more than 12 percent higher than they were before the recession and at a record level in the Case-Shiller index.
