Is Summer a Good Time to Sell a Home in D-FW?

Is Summer a Good Time to Sell a Home in D-FW?

While it’s been warm (well, actually quite hot) for a while in North Texas, summer “officially” starts today. With sales prices up and few homes for sale, this summer offers homeowners ideal conditions to sell a home in Dallas-Fort Worth. Competition among buyers is heated and multiple offers are common.

Just how hot is the North Texas housing market? Consider that in the past 12 months:

* The average days a home is on the market is down 13.6% to only 38 days.

*  The median sales price is up 8.5%.

*  The number of homes for sale is also down 8.5%, meaning you’ll have less competition.

Simply put: If you’re considering listing your home, this summer offers an extraordinary opportunity. Find your Realtor at ebby.com.

How Do I Choose A Real Estate Agent?

There’s something about warmer weather and sunnier days that really gets the real estate market buzzing. If you want to join in on the fun as a buyer or seller, now is a good time to start looking for a Realtor.

This process is different for everyone, but here are some things to keep in mind:

Experience – Look to agents who have put time into their career and the neighborhoods in which they work. This can mean different things, like trusting someone who has spent years in the business or someone who grew up in the area.

Personality and Interests: – Try to do some background work on a potential agent. Many have bio pages, LinkedIn accounts, social media pages, and online reviews. All of these can be helpful, but remember that not having one or the other doesn’t have a direct correlation to how “good” a Realtor is.

Career type: Is being a Realtor the person’s full-time career? If you’re on a time schedule, you’ll want to pick someone who’s in the industry full-time.

The numbers – If you’re a buyer, don’t choose an agent just because their commission is lower. If you’re a seller, don’t choose them just because they agree with you on how much your home should be listed for. We’ll say two things to justify these points – you get what you pay for, and, in real estate, there’s no telling how much your home will really and truly sell for at the end of the day.

Age – Don’t dismiss an agent based on their age, young or old. What makes an agent the right fit for you is not often their age, but their love of their profession, dedication to you, and the points listed above.

Top 5 Tips for House Hunters

Top 5 Tips for House Hunters

When shopping for a new home, it’s easy to get swept away by a property’s most charming characteristics — and to play down important things you may regret later. Define your priorities early on to streamline the house-hunting process.

Below are five tips to help you stay organized and focused:

Location matters.  Location is a key consideration when choosing a home, and there are multiple factors that can affect your decision. Just a few of these include schools, commute times to work, and local amenities such as nearby restaurants, shopping and attractions.

List your priorities. You’ll save hours of shopping for a home if you list what you need and want in a home ahead of time. Zero in on the features you must have, would like to have, would prefer not to have — and definitely don’t want.

Get pre-approved for a mortgage. How much you can pay for a home is a function of your income, creditworthiness, interest rates, the type of loan and how much cash you have for the down payment and closing costs. Rather than guessing, ask a mortgage banker to give you a full assessment and a pre-approval letter stating how much you’re qualified to borrow. A great place to start is at Home Team Mortgage, Ebby Halliday’s affiliated mortgage company.

Use a checklist. Touring multiple properties is a confusing experience for most buyers. Rather than trying to rely on your memory, make notes about the homes you visit. Turn your priorities into a personalized home-shopping checklist and use it to track features of each property.

Relax.  Buying a home is a major life-altering event, but it’s not worth getting too stressed out. As with all major occasions in life, it’s important to keep the experience in perspective.

Today’s homebuyers have access to a wealth of information, but may not have a way to tailor it to their needs. That’s where a real estate professional can save you a great deal of time and money. To find just the right agent for your real estate needs and to view properties for sale in North Texas, visit the award-winning ebby.com. Team Ebby Assists Victims of Tornadoes

Team Ebby Assists Victims of Tornadoes

Yesterday members of Ebby offices located across North Texas assisted Operation Blessing in cleaning up neighborhoods affected by the tornadoes that struck the Dallas area on December 26.

“We had approximately 80 Ebby agents, as well as Texas Premier Title and Home Team Insurance staff in attendance,” says Malinda Howell, sales manager of Ebby’s 190-Richardson Office.

Groups of volunteers removed debris, including broken glass, nails and shingles, and helped remove fences and soiled carpeting, as well as overall cleanup. Ebby’s team of volunteers also canvassed neighborhoods, seeking out homeowners to determine what additional assistance they need.

“I have seen tornado damage in the past, but as we drove into the neighborhood, I was shocked at the devastation and total losses for so many families,” says Kristi Davis, sales manager of Ebby’s Irving/Las Colinas/Coppell Office. “It was such a privilege to help in some small way for the families that have lost all and still have so much ahead of them as they regain their lives, memories, and rebuild.”

Adds Bill Tucker, sales manager of Ebby’s Preston Plano Parkway Office, “It was a very moving, but rewarding experience. Yesterday was my second time out, and we worked in the same neighborhood in Rowlett. I remember that area well from my days as an agent. I was impressed with the turnout and everyone worked hard. We all went home very tired.”

Operation Blessing International is a nonprofit humanitarian organization dedicated to alleviating human need and suffering in the United States and around the world. Operation Blessing provides strategic relief in 37 countries on an ongoing basis through core programs such as disaster relief, health and medical care, hunger relief, vulnerable children and orphan care, safe water and community development.
