North Texas Luxury Home Market Grows

 

The fall/winter 2018 edition of Grand Vie: Luxury in Living magazine, the luxury-home publication of Ebby Halliday Realtors and Fort Worth-based Williams Trew Real Estate, recently mailed to more than 60,000 luxury homes across the Dallas-Fort Worth area. As the magazine’s market update feature, “Luxury Home Market Spotlight,” points out, the North Texas region’s thriving economy continues to spur growth in luxury home sales.

 

In the past year, 5.9 percent more homes priced at $800,000 and above have been purchased in the region than during the prior 12 months, according to North Texas Real Estate Information Systems, Inc. MLS statistics. Luxury home sales are up 3.6 percent in Dallas County, 12.1 percent in Tarrant County, and down 5.3% in Collin County.

Ebby’s Home for the Holidays: Holiday Décor Tips with IBB Design


You don’t need to change your entire home’s décor to inject the holidays into your space this season. Get in the spirit and transform your space with these quick decorating tips from Shay Geyer, designer at IBB Design Fine Furnishings.

 
1. Use colors that complement the space
 
Think outside of the traditional red-and-green box when injecting holiday colors into your space. Add metallics for a bit of sparkle, as well as white or muted blues. Mixing and matching different textures and patterns is always a great idea.
 
2. Utilize things you already have
 
Use lamps, candle holders, and even winter fruit (hint: pomegranates, oranges) to layer in with garland, ornaments, flowers, pinecones and other holiday elements.
 
3. Always have enough seating for your guests
 
With the holidays comes entertaining friends and family, so be sure to have enough seating in your space. Benches, ottomans and decorative pull-up chairs are the perfect way to add additional seating for your guests.
 
4. Hang a wreath in an unexpected place
 
Get creative with your holiday wreaths this season and place them in unexpected spots throughout your home. Utilize suction-cup hooks to hang wreaths on bookcases and other glass surfaces. If opting for lit wreaths, be sure to find battery-powered ones to avoid visible cords!

Have you ever wondered what gives hotel beds the edge on luxury and comfort? Well, now you can find out.
On Saturday, Feb. 25, Frisco-based IBB Design Fine Furnishings is hosting a Day of Design open to the public.
 
From 10 a.m. to 6 p.m., enjoy sips and bites, and learn about a variety of design topics from IBB’s talented team of designers. *Pick the best sheets

It’s important to dress your bed with a good foundation — bedsheets. If you’re unsure about what sheets are right for you, read here!
 
*Don’t skimp on pillow inserts
What you fill your pillows and duvet covert with can make a world of a difference. Down fills give you the best look, but if you’re allergic, a soft alternative will suffice.
 
*Decorate
With decorative pillows, start small in the front and work backward with a variety of sizes.
 
*Layer, layer, layer!
Layering will give you the overall luxurious look and feel. Try to layer with sheets, a coverlet, a duvet, and a variety of pillows. You can even add a foot quilt or throw for a final touch.

Color Palette

In North Texas, outdoor living areas are extensions of our homes. To create flow from the interior of your home to its exterior, tie the color palette together. You can opt to use one color from inside your home or continue the entire scheme.

If you love color, punch those hues up a bit in your backyard for brighter contrast with the natural elements and landscaping. If you prefer that your pool or landscaping take center stage, use a more neutral palette for your home’s outdoor furnishings.

 

Furniture layout

Many backyards are segmented into areas. Yours may have a cabana or lounging area, an outdoor kitchen and dining space, and seating near the pool. When designing your layout, think about how you will utilize each of these spaces.

Do you want chairs to swivel, providing multiple views of the yard, or change direction depending on TV viewing or conversation? Either way, be sure to provide plenty of space to maneuver around your furnishings so you and your guests may easily transition from one area to another.

Ask your landscape architect or pool builder for a set of plans in ¼-inch scale so your designer can help you properly place the furnishings for your backyard resort. If possible, complete your furniture-space planning prior to construction so your designer can offer suggestions for tweaking your decking or sitting areas to accommodate the furnishings you want to include.

 

Form and Function

In addition to assisting with colors and layout, a designer can help you work through decisions and recommend brands that will withstand the Texas summer heat. It’s imperative that you use outdoor fabrics and cushions. Woven fabrics are typically the most durable and will have less fading from the sun.

Your outdoor furnishings should not only look fabulous, but feel fabulous, too. Since you’ll most likely be spending many hours on weekends and evenings sitting in these spaces, comfort should be a top priority.
