Home prices are heating up nationwide and according to a just-released report from the National Association of Realtors, the Sherman-Denison metro area is leading the way with a 33.4% surge in first-quarter home prices.
The accelerating gains are a welcome sign for the spring selling season, according to Sherry Smith, sales manager of Ebby’s Sherman and Whitesboro offices, which serve the homebuying and selling needs of Texomaland. Smith says the area’s attractive cost of living, strong industrial base and great quality of life are attracting home buyers in ever-increasing numbers.
“The growth has been amazing,” Smith says. “Even with the current wet weather our business is booming. Multiple offers are common and we are beginning to see some properties sell for more than asking price.”
The market is so hot in Sherman-Denison the North Texas cities received prominent mention on Page 1 of The Wall Street Journal yesterday. The Journal story notes that Sherman-Denison’s home price growth outpaced the next-closest metro area (Port St. Lucie, Fla.) by a full 10.5%.
While home prices are rising in Sherman-Denison, the area remains surprisingly affordable for buyers. The average sales price in April in Grayson County, home to both Sherman and Denison, was $126,500.
